We have a lovely home in the village of St Boswells in the heart of the Scottish Borders. Our home was built in 2001. The entrance leads into a hall off which are a study, cloakroom, lounge and kitchen. The lounge leads into a formal dining room which further leads into the kitchen.
The lounge has a couple of leather sofas and a leather armchair. We enjoy collecting antiques and the lounge and dining room have a number of nice antique pieces of furniture as have other rooms in the house.
The kitchen is fully fitted with fridge, freezer, oven, gas hob and dish washer. There is a small breakfasting table or the central island can be used with stools to eat from. A door leads from the kitchen to our newly built sun-lounge where you can relax in comfort with views of the garden. A door leads from sun-lounge to our rear garden. From the kitchen a door leads to a utility room which has a washer and drier. A door leads from the utility room into the side garden.
The study has a computer with broadband access and a small TV. The lounge has a TV and CD player. The kitchen and the sun-lounge both have TVs.
Stairs lead from the hall to the second floor of the house. Off the upper hall doors lead to four bedrooms and a family bathroom.
The master bedroom has a king size bed and en-suite bathroom. The guest bedroom has a queen size bed. Bedroom three has a double bed and bedroom four has a single bed. The family bathroom has a bath and separate shower.
We have an enclosed garden to the sides and rear of the house and an open garden, driveway and double garage to the front of the house.
We are located in a small estate of just 40 homes with a mixture of new houses and houses converted from what was formerly the Duke of Buccleuch Hunt’s kennels and stables. We are adjacent to the village cricket pitch which in turn is next to the village pub and hotel. The village has a small selection of shops sufficient for all day to day needs.
The village of St Boswells, which boasts Scotland’s largest village green, is situated in the centre of the magnificent Borders countryside.
Within 30 to 45 minutes drive are virtually all the Border towns with their historic Castles, Abbeys and golf courses. Walking, fishing and golf are all catered for within this area with the River Tweed, famous for salmon fishing, passing by our village.
Within a drive of one to one and a half hours are the cities of Edinburgh, Glasgow and Newcastle and the Roman Wall country.
We are two adults with varied interests. John has just taken early retirement from an environmental role in a multi-national company whereas Maggie is still employed full time as a housewife and Grandmother.
We have enjoyed a number of holidays in the past in the USA, particularly the South West states and would like holidays of three to six weeks duration in a nice dry climate. We particularly enjoy Arizona, out with the summer months!, but we would welcome your suggestions for other areas to explore.
We have a second home in the UK so our exchange can be flexible in its timing.(See our listing #2613) ### Sorry our other property is not available in 2010 or 2011 ###
Since we are non smokers we would only wish to exchange with other non-smokers.
